People who have taken possession are facing issues like lift not working, poor maintenance, security etc. Residents also facing builder goons if they complaint of poor maintenance. These goons cut electricity, water and other facilities to afraid residents and restrict them of complaining further.

This builder is worst builder in NCR. People have now decided to do peaceful protest against security and other issues. Also, builder has refused to register their flats and informed that until residents come to their knees, there will be no registration. Skytech matrott is the only society today which has no OC and registration of flats.

Guys, I am a buyer in the Skytech Matrott Project in Sector-76 in E Tower. We all have become victim of builder’s illegal acts. The project is already delayed by 2 years and all buyers have paid 95% of total amount about 3 years back. I want to complain about the following-

(1) This builder has unlawfully raised invoice recently for last 5% payment with no possession dates. He has also mentioned in the invoice that if payment is not made within 15 days flat booking will be cancelled.

(2) Builder has called every buyer individually and also communicated some of them that no receipt would be given for this 5% amount and amount must be paid only in cash.

(3) Builder has also instructed all the buyers to come with the following amounts only in cash and not in cheque – EEC – Rs 150 psft, Sewar and Water Charges – Rs 18000, Power Backup – 100000 for 4 KVA, Electricity Meter Charges – 55000+S.T., Legal Charges – Rs. 25000, 2 years advance maintenance Rs. 2.5 psft per month

(4) If any of the above charges remain unpaid booking will be cancelled.

Builder has told that Possession can not be given due to NGT issues.

Guys this is really painful. Do not know what to do. Pl advice

In November 2013, I have got possession in my apartment at Skytech Merion Residency -2 , Crossing Republik, The builder has promised so much things that has not delivered like: Club house, children’s park till today (02-Oct-2014), and he has not given penalty also, and also given the threat to me that, I have so much lawyer and they will take care it and you would not get your flat also.
As promised during booking that external electrification would be charged at 50 Rs per Sqft which have been changed to 100 rs. per sqft later on with out letting anyone know saying that Govt has revised the rates for this I am not sure how Govt has made this much heavy change if they did.(I doubt on this)
Usually Maintenance of the newly constructed building been taken care by Builder for at least 18 months but this builder has mandate this from the day they have issued the possession letter.

Since the time I have entered in the house the problems have started and fulfilled the promise, below are some examples of the problems I am facing since the time :
Status as on 2.Oct.14

Signed copy of Agreement for Maintenance – Has not been received.

Details/ receipt of individual’s monthly consumption – Maintenance, Power & DG – Not ready to give.

Separate Exit & Entry for Basement (-1) parking – misshaping may happen at any moment This is against the GDA rule, There are entry and exit is same for basement..

Proper cleaning of Basement – No proper flooring

Full time Carpenter & Plumber, exclusive for Phase 2 – no full time Plumber, electrician and carpenter also.

Meter Load – Can’t run two ACs (1.5 tonn) on main line. – He has promissed 4 KVA, but not delivired

Signboard of Society name at 2nd gate (Entry gate) – There are no signboard of society on second gate.

Benches at ground floor – Promised, but not delivered

Park / Greenery at Ground floor – Promised, but not delivered. But charging the maintenance fee for Park

Wi- fi facility in the society – Promised, but not delivered. But charging the maintenance fee for Wi – Fi

Club House – Promised, but not delivered, But charging the maintenance fee for club house.

Texture Paints in one room – Promised, but not delivered

Flooring of Basment and Ground floor not delivered

Children Park – Promised, but not delivered But charging the maintenance fee for children park also.

The Most important thing, The staffs of Skytech office at Sec-63 and Project manager are always ready to fight. They will not listen you at any moment.

Very recently in December 2012, I have got possession in my apartment at Merion Residency I , Crossing Republik,since the time I have entered in the house the problems have started, below are some examples of the problems I am facing since the time :

1. In the first month only sealing is there on the walls and the roofs be informed this is the first month of the building. On complaining for this, no one responds no action taken till date.

2. The taps in the washrooms are leaking again this is the first month.

3.There is no ventilation provided in the kitchen be informed no place has been given for exhaust also.

4.As promised during booking that external electrification would be charged at 50 Rs per Sqft which have been changed to 100 rs. per sqft later on with out letting anyone know saying that Govt has revised the rates for this I am not sure how Govt has made this much heavy change if they did.(I doubt on this)

5.The power back up has been made mandate for 2 KVA which was promised as 1 KVA during the booking again without letting any stakeholders attention.

6.The rent for the power back up has been decided as 1000 Rs per KVA. no matter how much units you have used, if you are using any unit you have to pay extra.

7.It was clearly mentioned in my application form that all External Development Charges have been paid but again they are demanding 11000 Rs as Development charges saying nothing and while opposing they cut the light of apartment be informed that all the maintenance charge and electricity charges has been paid in advance still they cut the light.

8.Usually Maintenance of the newly constructed building been taken care by Builder for at least 18 months but this builder has mandate this from the day you have netered in the house that too @ the rate which he decides.

I have faced all these things in initial 3 months I think many more on the way.
