Unethical,False Advertising,too many hidden cost by Runwal group Runwal Green Mulund.

I booked flat with Runwal @ Runwal greens Mulund that’s what they say..but when you get the agreement all opens up as it says pincode of bhandup. Then they delay all paper works and send payment demand notice just a week before and if we delay they charge huge interests as the amounts are so high to pay in such short notices.

They deliberately delay other paper works too as they are aware of new govt policies that will add up our flat cost and some how benefit them in some way.Delayed time of possession by 1 year and say its recession and demand all payments as scheduled by them at the time of booking.As if there is no escape to us in recession.HUH?

I have booked a flat in Runwal Estate – G.B. Rd, Thane in February 2009. As per the agreement, the developers should give possession on or before June 2011 with an automatic extension of time clause due to some reason such as non-availability of steel, cement etc.

However, the builder kept telling reasons and kept on postponing the possession by every 3-6 months. As on date the project is delayed by more than two years. Last year builder had announced possession on March 2013. But last month when we visit the site, building is complete but lift work is still pending and premise work is also pending.

As the possession gets delayed, we have already an estimated financial loss of more than 3 lacs (Rented accommodation for more than two years + the interest paid to bank). They are not giving any compensation in spite of our possession get delayed from their end for two years and don’t know how many more!! as we don’t know our possession date till now. This is simply mental harassment and we can’t keep quite now as our financial loss is not small in such an inflation. We are feeling so helpless now, as we are expecting our first child and my wife can’t quite her job as paying EMIs and rent both in single salary is not possible.

So I want to claim compensation from the builders for all this financial loss and mental harassment. In this case, what would be the chance of getting compensation upon filing a case in consumer court. What is the procedure for the same?

I had booked 2 flats at Mulund West with Runwal builders whose land was declared as forest land and the case is courts for many years. I am a doctor I wanted to settle down in Mumbai after my retirement in Sep 2012. But till date there is no information about my flats. I paid amount asked by builder i would like to know that is it my fault that land was forest land. Why i am being punished.

Very recently in December 2012, I have got possession in my apartment at Merion Residency I , Crossing Republik,since the time I have entered in the house the problems have started, below are some examples of the problems I am facing since the time :

1. In the first month only sealing is there on the walls and the roofs be informed this is the first month of the building. On complaining for this, no one responds no action taken till date.

2. The taps in the washrooms are leaking again this is the first month.

3.There is no ventilation provided in the kitchen be informed no place has been given for exhaust also.

4.As promised during booking that external electrification would be charged at 50 Rs per Sqft which have been changed to 100 rs. per sqft later on with out letting anyone know saying that Govt has revised the rates for this I am not sure how Govt has made this much heavy change if they did.(I doubt on this)

5.The power back up has been made mandate for 2 KVA which was promised as 1 KVA during the booking again without letting any stakeholders attention.

6.The rent for the power back up has been decided as 1000 Rs per KVA. no matter how much units you have used, if you are using any unit you have to pay extra.

7.It was clearly mentioned in my application form that all External Development Charges have been paid but again they are demanding 11000 Rs as Development charges saying nothing and while opposing they cut the light of apartment be informed that all the maintenance charge and electricity charges has been paid in advance still they cut the light.

8.Usually Maintenance of the newly constructed building been taken care by Builder for at least 18 months but this builder has mandate this from the day you have netered in the house that too @ the rate which he decides.

I have faced all these things in initial 3 months I think many more on the way.

Only today did I come to know that the flat that i have purchased in Runwal Greens is actually not yet been approved by the BMC. Hence inspite of paying 20% of the amount i still do not have any agreement copy, since as per the law the transaction does not exist. Now the builder is demanding an additional 18% towards the next payment slab.

I am in a fix right now, wether to trust blindly and hope that the approvals will be met and pay 38%, or take my stand go the legal way and wait untill all approvals are met.

We were never informed about pending approvals when we made the purchase, and now we cannot cancel the booking due to the consumer unfriendly clauses which the builder has levied.

Alliance Nirmaan Ltd is a fraud company. Do not invest your money in to this fraud company.

Booked a Flat in Feb 2008  in Cedar highs Classic Project Rudrapur with Alliance Nirmaan Ltd. builder. Booking amount Rs 199000/- paid by me and after that till now the builder has not demanded any other payment but also not have started the work on my flat. I followed up with the company many times but everytime they are given false promises. After 3 years i decided to cancel my booking and tried to get my booking amount back but no response from the company side on this.

I also tried to visit there delhi office but no result. Tried calling them each day but no one is giving response.

Alliance Nirmaan Ltd Fraud – ALLOTMENT OF PLOT

Alliance Nirmaan Ltd is a Fraud Company.

Tweo plots of 200 sqds booked by me each in BLOCK-A, “ALLIANCE CITY ONE” and 50% of plot payment paid. Plot number alotted to me. When i went there for physical verification of the plot, i was shocked to see that the place does not exist and the land does not belong to Alliance Nirmaan Ltd. Actually that belongs to some other party/individual.

And in return of this they are offering plot in very remote locations where the road connectivity is not there with the existing “Alliance City One”. And their emloyees are offering this verbally, Not on papers.  So i am requesting refund of my money along with interest and also please take strict action against this fraud Alliance Nirmaan Ltd Company.

ALLIANCE NIRMAAN LTD complaints – Fraud Company Alliance Nirmaan

Alliance Nirmaan ltd is a biggest fraud company.

Booked a residential plot of 200 sq. yds in Alliance Nirmaan Ltd project CITY ONE at Rudrapur, Udhamsingh Nagar, Uttranchal. Paid an amount of Rs.2,25,000/- Vide cheque no: 498248 dated 24.07.2006 drawn upon Citi Bank, New Delhi against the company’s Official Receipt No: R-1392 dated 10-07-2006 issued in the name of LAVI RASTOGI & SHIVANI RASTOGI.

The advance payment was paid against the allotment of  said plot which has not allotted to us so far and not the money has been refunded to us. They clearly mentioned in their contract terms that if the allotment was not made within six months, then we were entitled for refund . We tried to contact them many times but no response. Last time we contacted their office in April 2012 and their staff incharge had promised us that they shall inform the correct status to us. Again we had sent a letter in May, 2012 but no response was received.

We are facing undue hardship and harrassment because company is neither giving us the property nor are refunding the money.

Runwal Garden City Project at Balkum headed by Sandeep Runwal is at total chaos – Runwal Group Consumer Complaints. My personal suggestion is DONT trust this Builder, especially SANDEEP Runwal, he is cheater and liar.

Runwal Garden City Project at Balkum headed by Sandeep Runwal is at total chaos. There are number of issues related to this project.
1. Builder is not trust worthy – As per agreement he is supposed to handover the flat by 31st Dec 2010, which he is not.
2. They issue only furniture letter and that also by charging un-necessary interest charges which in this case is 21%. – Sandeep Runwal group company are real Cheaters.
3. They give false tall claims like there will be another approach road from Big Bazar side, which is not true as that land is occupied by another builder- Sandeep Runwal group company are real LIARS.
4. They have charged huge amounts in terms of maintainance, club house, swimming pool, solar heaters, till this day, they are still not started and incomplete state. Sandeep Runwal group company are real LOOTERS.
5. For A1, C1 and C2, still there is no Occupation Certificate and the work there is too slow. So handover of the OC and forming society is a distant dream.
6. All the employees working for Runwal are hopeless, you simply can not trust them.
The approach road to the project is not worth, also the condition of the project is in total jeopardy.
So my personal suggestion is DONT trust this Builder, especially SANDEEP Runwal, he is cheater and liar.
Is there a way out where we can reach to the masses or government organisation or corporation bodies asking them to mediate this.
Please let me know what we can do against builder, your suggestions are most valuable.

Runwal group Builders – Unreasonable price revision by Runwal Group builders – Anybody planning to book at Runwal properties should think twice.

This is just to let everyone know that Runwal (pearl) management has been so unreasonable to their prospective customers. Recently I visited their site in Thane, filled their registration form etc. and took a small amount of time to arrange for funds. By the time I went back to them (10-15 days), they had revised the prices by quite an amount.

Now they refuse to let me book a flat and say only the revised rates will be applicable. They don’t understand that a middle class family takes 10-15 days to decide and arrange for such high funds which reaches 75 lac and upwards.

They atleast could have contacted us by sending messages or calling to let us know that they are going to revise the rates. I don’t see any other reason why do they ask us to fill such forms.

This is an arm twisting looby of builders and a common man can’t do anything against them. Anybody else planning to book at Runwal properties should think twice.
